We have a number of ways to approach this, so we will discuss the options that are available to you. We feel that no other agent offers the comprehensive range that we do!

THE VALUATION: 
We like to start with a chat on the phone to discuss your property and your plans moving forwards, from this we will provide you with two FREE market appraisal reports. They will detail an approx. valuation and properties that have recently sold near you. We will then discuss our fees with you and any commission that we may charge. If you like the sound of all of this, we’ll arrange a mutual day to meet at your home to confirm our marketing plan and asking price.

EXCHANGE READY: 
We like to think well ahead of the game, so it’s at this point we will connect you and with our recommend solicitors so they can take you through getting ready for exchange. We have trialled this and found that being ‘exchange ready’ early on can save on delays further down the line, the outcome has been fewer fall throughs and completion time saved of up to 2 weeks – 3 weeks.

FIRST IMPRESSIONS: 
Creating the right impression is very important when selling your property. We can give you advice and guidance on how to create the best ambience within your home.

PHOTOGRAPHY:

ACCOMPANIED VIEWINGS: 
We believe that accompanied viewings are essential and the best way to sell your home, however, in these troubled times we may suggest a virtual/video viewing first. If we need to provide a physical viewing, we will take the appropriate steps to secure yours and their safety regarding Covid-19. We recommend that you vacate the property while we accompany any viewings.

All viewers are qualified before they physically view your property establishing their contact details and buying position. We will not arrange viewings for buyers that are just generally looking or want to compare with other properties they ae viewing unless they can convince us otherwise. Same day feedback will be provided via text, WhatsApp or email and then followed up by phone if possible, the very next day.

OFFERS: 
Whether the sale of your property is negotiated with a single buyer, or it sells at a closing date, we will guide you through every step of the process. When we receive an offer from a potential buyer, we will clarify the chain details if any and request financial proof that the purchase is achievable. We will let you know immediately and negotiate on your behalf to reach a price that is acceptable to you. We will always give you an honest recommendation on each offer received.

ACCEPTING AN OFFER:
When an offer is accepted, we will suggest our recommended solicitors to act on your behalf and notify the buyers solicitor of all the relevant details.

EXCHANGE OF CONTRACTS: 
When both solicitors are ready and all involved have agreed a mutual completion date, your solicitor will request relevant fees and deposits to be held on account in preparation of exchange of contracts. When this happens, we will contact you and confirm the completion date and offer further advice recommending removal companies etc.

COMPLETION DAY: 
From having your offer accepted or agreeing the sale of your own property, there is likely to be between 8 & 14 weeks in between. If you are selling with us, we request that you deliver your keys to our office when your removal company have packed your items in their vehicles and have finished. If you are buying with us, we will contact you once we have received notification from the vendors solicitor giving authority to release keys – you are then welcome to call into our office to collect the keys to your new home.
