Adkins Lettings provides the exact same professional service as our sales department; again you are welcome to come to our office for a warm friendly chat over a cup of coffee, tea or soft drink, alternatively we can come to you at your home, your work place or rental property.
We know that not all agents are open 7 days a week and some agents can be difficult to get in touch with – but not so with Adkins, we provide a full Seven days a week service and extend our working ours beyond 6pm at night. Our Tenants receive the same level of service and respect as our Landlords; our communication is unquestionable as we provide regular updates throughout the process.
Lead by myself Paul Adkins with many years experience as a landlord this is extremely important in finding the suitable tenant. Having also owned a popular local electrical contractors and property development company, I am able to advise on many aspects of property including refurbishment and maintenance. To our knowledge we do not know of any other agency that is owned and directed by a property professional with this amount of knowledge and experience.
We pride ourselves from being different to some other Letting Agents - the main difference is that when we arrange trades people to carry out works and maintenance at your property we DO NOT expect them to pay us for the pleasure; hence our relationship is built on fairness and transparency. The Letting Process

When you instruct Adkins for management, both you and your tenants can rely on us to help with any concerns, 24 hours a day, 365 days a year. This provision maintains great relations between all involved. It also leaves our landlords free of any associated stress, even from the most demanding of private tenants, and ensures that tenants always receive the expected level of professional care.
Adkins can manage all of your property maintenance requirements, including refurbishment and renovation where required. We are also on call for everyday maintenance jobs and repairs. No matter what the task, you will find that our team of skilled tradesmen offer a reasonably priced, competent and attentive service and understand the importance of this provision for both landlord and tenant. Adkins provides the following service options
- Tenant Find Only – Equivalent to the 1st full month’s rent inclusive of vat (minimum fee £550 inc vat applies)
- Tenant Find Only and Rent Collection – Set-up fee £295 inc vat then 6% inc vat (5% +vat) of the monthly rental
- Tenant & Full Management Service – Set-up fee from £295 inc vat to £395 inc vat then 12% inc vat (10% +vat) of the monthly rental
Client Money Protection
Adkins is compliant with the mandatory regulation ‘Client Money Protection Scheme’ CMP, this protection is in place for the benefit of both tenants and landlords.
