Happy New Year – it is at this time each year we can easily feel a bit flat after the

Christmas and New Year holidays, and it is not uncommon for many people to start

thinking about moving, maybe because they feel they have outgrown their current

home or maybe they’re just looking for a new place to call home. Moving can be very

exciting, time consuming and can turn out expensive if you do not get it right.


The property industry has been changing over recent years and as on-line agents

become more established there will be further changes in the future. It’s not unusual

to see new Estate Agents opening and no surprise that they are not all on the High

Street. The internet has changed the way we shop, book holidays and so forth. If you

are looking to move you can choose between on-line, High Street or a mixture of

both. It is becoming more common to instruct a qualified local property professional

that provides a traditional service incorporating all the exposure of the internet.


When it comes to searching for property, the most savvy buyers and tenants will

search the internet first. That’s not to say that they will not pick up a property paper,

magazine or even see the agents board outside the property. It is important to keep

the marketing fresh and as up to date as possible. Showing the property in the best

light and drawing attention to all its positives.


Sellers and landlords expect their property to be exposed on the largest property

portals such as Rightmove & Zoopla. Exceptional communication is possibly the

agents biggest asset, (so being available seven days a week and into the evening),

when most people have the available time to discuss their property needs. Waiting for

hours and sometimes days to be called back is no longer acceptable; also clients

expect fair and transparent fees without being tied into long contracts.


Looking forward to this year we expect little change in supply other than seasonal

demands, there no doubt will be frustrating times for many searching for their perfect

home or maybe a short term rental property, but as ever we will be trying our hardest

to reach our clients expectations as we have done so far. There are exciting things to
